We had a great 2010 in Pecan Grove with the average home selling in just over 2 months!
While the Sales Price / List Price ratio remained the same at 97%, a very good number. The average sold price/sq.ft. slightly increased from 2009, while actual numbers varied from $44 to $105, showing the great differences in houses in the area. However, average sales price in Pecan Grove for 2010 also exceeded the average for 2009 proving that this continues to be a fabulous and very desirable neighborhood.
Fewer homes were sold in 2010. This statistic mirrored average statistics for the entire Houston MLS where the number of homes sold declined from the previous year. I believe that fewer homes were on the market in 2010 than in 2009 in the neighborhood. Homes priced right, in good condition, that compare well with the other homes on the market sell in Pecan Grove.
